Abstract

At the planning stage of building construction, concrete and steel reinforcement materials play a crucial role in ensuring structural quality and efficiency. This study aims to model the three-dimensional (3D) structure of the Dr. Soedono Hospital Parking Building in Madiun using the Building Information Modeling (BIM) approach with Tekla Structure software, and to accurately estimate the quantity and cost of concrete and steel materials. The data used include detailed engineering drawings (DED), Bill of Quantity (BOQ), and unit price analysis (AHSP) from Madiun. The modeling results indicate a total concrete volume of 3,501.974 m³ and steel reinforcement volume of 529,828.11 kg, with minimal errors of 0% for concrete and 0.09% for steel compared to manual calculations. The cost estimation yielded IDR 2,874,079,326.30 for concrete, IDR 2,444,350,011.80 for plain steel, and IDR 4,273,889,903.30 for deformed steel. Additionally, BIM successfully identified 1,709 potential clashes among structural elements, which were resolved efficiently using the clash detection feature. These findings confirm that BIM significantly enhances quantity take-off accuracy, cost efficiency, and design coordination, thereby demonstrating its strong potential for broader implementation in Indonesia’s construction industry.
